Modular and Manufactured Base Pricing
Here you have our base pricing tables where we combine the size and the factory choice to arrive at a base price. We use these as starting points in the home pricing process. These are only one of many variables needed to calculate the cost of your home. This is where we factor in such things as sales tax, delivery costs, etc.
We proudly present these prices to you, and you will find this is not universally done by our competitors. We keep our costs down on every level, and our margins lower, and that allows us to have the best pricing in Iowa for each class of home we carry. Shop around, and you'll see that for yourself.

If you are thinking about buying a home in the future , it is never too early to start planning. Schedule an appointment to start designing and pricing your new home now. Current lead times for new home orders range from 3 to 4 months from order to delivery.
MODULAR BASE PRICING
Modular homes are built to the state code and need to be set on either a full basement or a crawlspace foundation.
With our modular homes, we carry two different factories representing different classes of homes. Each offer options specific to their homes, but they often offer similar upgrades.
Adventure Homes
Adventure Homes, is an economy-driven, value-based home with entry-grade components as their standard. They offer many upgrades from their standard offerings, but are still focused on building affordable homes for their customers.
Rochester Homes
Rochester Homes are a higher grade for modular homes, rivaling and exceeding build quality & components for most stick built homes. They use name brand components in their homes like Delta Faucets, Anderson Windows and Merillat Cabinets. They offer many more options and colors for components. They offer more styles of homes with Cape Cod and Two-story homes available along with typical Ranch homes. They also offer 3rd box additions to add character and area to a home.

Furnace & Water Heater Delete (It is recommended you purchase these from your HVAC contractor for better warranty / service long-term.)

Mojave manufactured sectional base pricing
These are our base prices for our Mojave manufactured sectionals or "double wide mobile homes". Manufactured homes are built to the HUD code and go on a pier foundation.
Adventure Homes, is an economy-driven, value-based home with entry-grade components as their standard, but allow complete customization of floor plans and plentiful options to allow you to get it to exact quality that you are after.

These are our the base prices for our Mojave manufactured single section homes or "single wide mobile homes". Unlike modular homes, which are built to the state code and need to be set on a full basement or crawlspace foundation, manufactured homes are built to the HUD code and go on a pier foundation.

Kalahari Manufactured Home Base Pricing
The Adventure Homes Kalahari Series offers a range of affordable, quality-built manufactured homes, ideal for first-time home buyers and growing families. The series features single-wide and double-wide floor plans, with sizes ranging from 747 to 2,280 square feet. Known for its blend of affordability and comfort, the Kalahari Series emphasizes unique designs and quality construction, meeting or exceeding HUD standards. While the Kalahari Series does offer the customization and options that are available in the Mojave Series they are able to keep the prices affordable.
